STRATHLEVEN GATEWAY SOCIO-ECONOMIC DEVELOPMENT STRATEGY

We undertook project definition and economic profile for a £480 million master plan redevelopment of Loch Lomond and the River Clyde for the Scottish Government. This included job creation and economic stimulus via detailed analysis, sizing, configuration and economic profiling of a multiple use redevelopment comprising:

  • Lomond Playhouse – live theatre
  • Amphitheatre Great
  • Scots Interactive Museum
  • Blues Bothie
  • Dragon’s Castle Family Fun Centre
  • Riverwalk Retail, Dining & Entertainment Precinct
  • Banquet/reception facilities

  • Children’s Driving School (similar to the very successful LEGOLAND model)

NATIONAL TOURISM DEVELOPMENT PLAN – ST. KITTS & NEVIS, WI

We undertook a comprehensive action plan to assist the Government of St Kitts & Nevis to move its economy from historical sugar cane production to a future in high-end tourism. This work involved the development of a comprehensive manual outlining best practice tourism on all levels including signage, transportation, customer service, media management, training et al.

During the implementation of this strategy, we identified, defined and prepared economic profiles for a number of key component projects that included deluxe plantation house accommodation at Caines Estate, theatrical shows at Dieppe Bay, an eco-tourism resort and golf course at Port Warner and the redevelopment of the cruise shipping port, Port Zante, as an entertainment precinct including:

  • Two residential precincts.
  • Golfing centre.
  • Major retail, dining and entertainment complex.
  • Pirate ship and theme show.
  • Water Park and children’s play areas.
  • Arts and spice market.
  • 200 berth marina.
  • World standard dive centre.

CASINOS & GAMING

We provided professional advice regarding the terms & conditions of the casino license, operating policies & procedures and the commercial arrangements for Star City Casino, New South Wales culminating in securing a record license premium of more than $360 million (exclusive of gaming taxes) for the government.

We established sizing & configuration of casinos in 3 locations, net gain to the Scottish economy, impact of a resort style casino opening in the Blackpool area, comparative analysis of international casino licensing, preferred bidding/ development methodology. We prepared the briefing paper and visuals for Scottish Enterprise Executive in advance of the Queen’s Speech 2003 to assess skills requirements and gross economic and employment benefits, assess wider social costs and implications of resort casino development.

We prepared a detailed market appraisal and operating forecasts for the institutional float of Burswood Island Resort & Casino in Perth on behalf of County NatWest Securities.

We undertook a comprehensive investigation into the structure, viability and funding options for the Tasmanian racing industry for the Tasmanian Department of Treasury and Finance.

HOTELS & RESORTS

We have undertaken more than 50 studies of project definitions, economic profile and/or operations and management reviews of hotels, resorts in Australia, the SW Pacific and Asia.

Hotel, resort & serviced apartment feasibility studies have been conducted in Australia, New Caledonia, Bali, UAE, the Caribbean and Eastern Europe for banks, developers & construction companies and hotel operating companies.

Operations audits of hotels have been conducted in Australia and Vietnam for owners and Sheraton Asia-Pacific Hotels (now Starwood).

Advice on management & franchise agreements has been provided to owners & investors with InterContinental Hotels Group (Holiday Inn), Choice Hotels, Accor Hotels & Resorts, Constellation Hotel Group, Sheraton Asia-Pacific (now Starwood).

Most recently, we conducted an operations & economic audit of the Hanoi Daewoo Hotel, Vietnam for the owner Daeha Co. Ltd. and Daewoo E&C Co. involving a full operational review of the hotel, inclusive of operational audit, market positioning review, property management systems and financial analysis. We identified any operational inefficiency, any absence of marketing expertise, any inappropriate financial controls or lack of remedial activities involved in the operation of this hotel and provided operational and strategic recommendations with means, costs and timing of implementation.

PINNACLE RESORT – DUBAI, UAE

Working with MGM Studios and the Italian design company, Pininfarina, we developed the Pinnacle Resort concept for Dubai Properties. The project embodies a balance of state-of-the-art design with highly themed residential product anchored by RD&E, hotels, leisure and recreation. The project is designed to utilize alternative energy and transportation technologies.
